Janitorial App Comparison 2026: The Best Apps at a Glance

This article was revised on 08.01.2026 and checked for up-to-dateness.

Tired of chaotic notes, confusing Excel lists and an overflowing WhatsApp inbox? Then it’s time for a janitorial app.

The smart application not only improves communication between cleaners, tradespeople and facility managers, but also enables seamless recording and central task planning. The decision to use an app is therefore easy. But choosing a provider is difficult because the market is large and confusing.

But don’t worry: this article will tell you which solution is best for which purpose. We have compared the seven most important providers in the DACH market.

List of contents

At a glance: A comparison of the most important janitorial apps

For the big app comparison 2026, we have selected seven tools that are established in German-speaking countries and offer real added value for facility managers and service providers. Because we know from our many years of experience as facility managers: Just because a solution is expensive doesn’t mean it makes everyday work any easier.

We have selected the following providers on the basis of the criteria below selected:

Wowflow

The janitorial software focuses on mobile-first applications. The intuitive app is suitable for small and large companies – from just 99 euros per month.

net-haus Software

One of the most prominent providers is net-haus Software. According to the company, over 400 customers use the house manager app. One reason: the solution is available from 135 euros per month*, which makes it attractively priced.

Hausmeisterapp

The Hausmeisterapp is suitable for sole traders and small teams. You get basic applications at a low price: the tool is available from just 12.99 euros per month*.

iPM Cloud

International teams are not uncommon in the building sector. iPM Cloud therefore offers translations in over 130 languages. The software is therefore particularly interesting for form-based activities.

HERO Handwerkersoftware

The tool that wants to be a hero: HERO is a cloud-based tradesman software including an app for the office, construction site and workshop. The tool for small and medium-sized companies is available from 59 euros per month*.

ToolTime

“Click. Click. End of work” is the motto of ToolTime. If only it were that simple. Nevertheless, the solution offers a good range of functions for small and medium-sized trade businesses – starting at 56 euros per month*.

PlanD

PlanD is a software specially designed for building cleaners. It offers functions such as the creation of duty rosters, payroll accounting and quotations.

The most important features of the individual providers are summarized below:

When is an app worthwhile?

Before janitorial services – whether large or small – consider which app is best for them, a completely different decision needs to be made: Do we need a digital solution at all or will paper and existing tools such as Excel continue to suffice?

The answer depends heavily on whether existing structures become a risk and cost driver.

Checklist

The following checklist can help you check this:

Traceability

  • We can invalidate liability cases because we can provide complete proof of when and by whom checks were carried out.
  • We store any additional statutory or contractual documentation obligations centrally and in an audit-proof manner.
  • We can provide clients and insurance companies with complete proof of the completion of orders, even months later.

Communication

  • We have a central channel for current orders.
  • The progress of tasks is recorded centrally.
  • Our janitors very rarely have to call the office to clarify details about a task.
  • We do not lose any knowledge when transferring orders between trades or shifts.

Costs

  • There are no additional travel times because the material and information are always in the right place.
  • We record working times smoothly so that we have a good overview of average times, bottlenecks and idle times.
  • There is no duplication of work.
  • Bookkeeping is done quickly because all the necessary data is easy to find.

Overview

  • We always know where our employees are and what they are working on.
  • We can prioritize tasks well and align our personnel planning accordingly.
  • We recognize defects and wear and tear in buildings at an early stage and rectify them preventively.

The points listed focus on the most important janitor tasks even if they cannot cover all facets. However, the janitor activities too diverse.

Nevertheless, the checklist provides an indication of whether software should be introduced:

A tick is missing in a maximum of three places

No need for action. As long as the manual processes remain clear and there are no documentary liability risks, an app is not necessary.

A check mark is missing in more than three places

There is a need for action, as the lack of digitalization represents a business risk – both from a legal and an economic perspective. A digital solution, for example in the form of an app, should be introduced promptly, even if costs are incurred in the form of licenses, training and, if necessary, integration.

When looking at the ROI (return on investment), a balance should be struck between opportunities and costs. There is little point in spending money on a wide range of options if they are only partially used. In the same way, it makes little sense to save on scope if this makes another tool necessary.

Some software manufacturers offer free test phases so that customers can make the best possible decision. The mobile janitor app from Wowflow for example be tried out in operation for 14 days without obligation.

The 7 most important apps in comparison

The decision has been made: A mobile application for property management is needed. But which one should be examined more closely and, if possible, tested during operation? Our detailed overview of the 7 most important apps in 2026 will help you in your search.

Wowflow - mobile-first approach for smooth processes

The janitorial software from Wowflow consistently follows the mobile-first approach. This is reflected in the app: it receives predominantly top ratings in the stores (Google Play: 4.5, Apple iOS Store: 4.4). Thanks to its intuitive user interface, acceptance rates reach up to 90 percent.

No wonder that the company has developed into a leading provider of property management in Germany, Austria and Switzerland since it was founded five years ago: More than 100 customers use Wowflow – from small teams of 5 or more employees to large service providers with over 500 employees such as WISAG and ISS.

In addition to the user-friendly modules and the reliable app, the excellent customer portal for inquiries, QR code integration and support are the main arguments in favor of Wowflow.

Main functions:

  • Order management and ticketing: Projects can be collected in one place by e-mail or QR code and their status tracked in real time.
  • Analyses and reporting: Reports can be created as PDFs with just a few clicks, branded with your own logo and sent to customers.
  • Device and key management: Whether it’s a drill, keys or lawnmower – users can keep track of all loaned items.
  • Customer portal: Incoming customer tickets are collected centrally and senders are kept up to date with the latest status.
  • Maintenance planning and servicing: Internal technicians or service providers are automatically informed about maintenance work to be carried out.
  • Checklists and forms: Forms and checklists can be flexibly created according to inspection or maintenance requirements.
  • Asset management: All assets are recorded via the app.

Wowflow in use:

Advantages:

  • According to reviews, the software is one of the best on the market.
  • The app also receives top marks.
  • Wowflow supports ten different languages such as German, English, Polish, Russian, Italian and Ukrainian.
  • Customers can submit tickets via a central portal and track their status.
  • The software can be tested in operation free of charge for 14 days.
  • Service providers can also be integrated on the platform for the assignment of all tasks – without additional costs and registration.
  • Wowflow synchronizes current emails automatically, which significantly reduces the manual effort.

Disadvantages:

  • The app is not suitable for individual companies and teams with fewer than four people.
  • The provider has no GEFMA certification.
  • The software concentrates on the core processes of operational facility management, which is why individual function modules such as time recording are missing.

Wowflow focuses on mobile working with smartphones and tablets. The app is therefore highly developed and also offers offline features for seamless recording. This is not the only reason why Wowflow is one of the leading providers for property management, but also because of its excellent customer portal for ticketing.

  • Suitable for small to large teams
  • License costs: 14-day trial period, thereafter from 99 Euro per month*
  • Trusted rating: 4.7 (92 reviews)

Net-Haus Software

Source: Net-Haus website (screenshot from 16.12.2025)

Net-Haus Software is one of the oldest providers on the market: the company has been around for 25 years; in 2004 it presented its first web-based building management software hausmanager, which was expanded shortly afterwards to include the TechnikerApp.

According to the company, around 4,500 technicians work with the mobile application every day. It offers the option of keeping an eye on tasks and appointments, managing systems and recording features.

Main functions:

  • Planning: Thanks to an integrated calendar including execution time, job description and contact person, all tasks are kept in view.
  • Maintenance tasks: Hours, material consumption and meter readings can also be recorded offline via the app.
  • System management: Important information such as installation date, maintenance contracts and other documents can be called up via smartphone or tablet.
  • Ticket system: defects or damage can be recorded directly via the app with a photo and description.

Advantages of Net-Haus:

  • Net-Haus is one of the most established providers.
  • The manufacturer offers numerous API interfaces for tickets, counter values, materials and articles, objects and addresses as well as technical equipment, inventory items and date series.
  • The janitor software is also available as an on-premise version.
  • The software can be tested free of charge for 30 days.
  • Functions and data quality comply with GEFMA 444 certification.

Disadvantages of Net-Haus:

  • Some users complain about the outdated design and handling problems.
  • Net haus was recently acquired by the Polish CAFM provider Singu. Its strategy for the company is still unclear.
  • The app is rated 3.6 in the Google Play Store and 3.8 by Apple. Many competitors score better.

Net-Haus has been on the market for a long time. There are two sides to this: On the one hand, the user interface appears somewhat outdated. This can lead to frustration among employees and service providers. On the other hand, the range of functions is comprehensive and tried and tested. Janitor services can rely on the tried and tested here. In general, the software is suitable for companies with up to 200 employees. It is less recommended for individual companies and teams with fewer than five members.

  • Suitable for small to large teams
  • License costs: 30-day trial period, thereafter from 135 euros per month*
  • Trusted rating: 3.7 (16 reviews)

Hausmeisterapp.com

Source: Hausmeisterapp website (screenshot from 16.12.2025)

As the name suggests, the Hausmeisterapp is a lean solution focused on mobile applications. It offers a ticket system with resident access and a waste collection calendar. Personnel management, including vacation planning and time recording, is also integrated.

The application is particularly suitable for smaller teams due to its low performance. Thanks to an intuitive user interface, they can quickly familiarize themselves with the operation, so that the janitor app is ready for use without a long implementation time and a great deal of training.

Main functions:

  • Collection calendars: Waste disposal company calendars can be integrated to generate personalized tasks for individual waste garbage cans.
  • Personnel management: Hausmeisterapp offers numerous features for team organization, including a digital personnel file, vacation planning and task planning.
  • Ticket system: Tasks can be recorded and tracked centrally.
  • Customer communication: The app makes it possible for tickets to be commented on by external parties, such as the property management company or tenants.
  • Accounting: Data can be exchanged seamlessly with the Lexware Office accounting system.

Advantages of Hausmeisterapp:

  • One of the cheapest tools on the market.
  • The app has very good ratings in the stores (Google: 4.5, Apple: 5.0).
  • It is possible to test the features free of charge.
  • The Lexware accounting tool can be connected without any problems.
  • The software can be tested free of charge for 30 days.

Disadvantages of Hausmeisterapp:

  • Potentially less suitable for large and medium-sized teams due to the lack of central tools such as a customer portal, asset management or QR codes.

Hausmeisterapp is a clear and lean solution that focuses on the core processes. The software is therefore particularly suitable for smaller teams of up to 10 people. The janitor app provides you with an inexpensive way to record, distribute and track tasks.

  • Suitable for sole proprietorships and small teams
  • License costs: 30-day trial period, thereafter from 12.99 euros per month*
  • Google Play Store: 4.5 (29 reviews)

iPM Cloud

Source: iPM Cloud website (screenshot from 16.12.2025)

It’s not often that a janitorial service becomes a software company. This is exactly the case with iPM-Cloud: Dirk Hensel and Markus Krauthausen developed the app from their property maintenance service in 2017. Their aim was to reduce bureaucracy and quickly resolve complaints.

iPM Cloud therefore focuses on checklists. This allows work carried out to be checked and tracked. Automated time recording via QR codes and clear dashboards for central planning are also important.

Main functions:

  • Checklists: You can use your own checklists to ensure that all tasks are completed in full.
  • Planning: Whether waste disposal, vacation replacement or upcoming maintenance – users can access and share all important information centrally via a platform.
  • Documentation: In addition to time recording, the app also offers the option of creating standardized logs.
  • Data collection: QR codes on the properties show employees all repairs and checks to be carried out.
  • Invoice program: The program can be used to create quotations, send invoices and carry out calculations.

Advantages of iPM-Cloud:

  • Content can be translated into over 130 languages.
  • The founders themselves come from the janitor and property maintenance service.
  • It is possible to create checklists and protocols flexibly.
  • The app has good ratings (Apple Store: 4.6, Google Play Store: 4.8)

Disadvantages of iPM-Cloud:

  • Some users find the interface outdated.
  • No price transparency is created.
  • There is no official test period.
  • Central functions such as asset management and customer portals are missing.

iPM-Cloud comes directly from the field. As a result, it offers many important functions, especially for janitor services. The checklists enable traceability, while the automatic translations facilitate collaboration. Unfortunately, the costs cannot be estimated as the price list is not public. Presumably the price is relatively high.

  • Suitable for small to medium-sized teams
  • License costs: not specified
  • Google rating: 5.0 (17 reviews)

HERO craftsman software

Source: Hero Handwerkersoftware website (screenshot from 16.12.2025)

HERO is the top dog in the “Digital planning tool for trade businesses” category. According to the company, over 31,000 people use the software. Accordingly, the app is also widely used in the janitor sector.

The solution covers all aspects of the work process for tradespeople – from order acceptance to mobile processing and invoicing. It also enables automated notifications and digital signatures for businesses of all sizes – from individual owners to SMEs of all trades to large companies with multiple locations.

Main functions:

  • Invoice program: In addition to quotations, calculations and invoices can also be created.
  • Mobile time recording: Times can be recorded via the HERO app and transferred directly to invoices.
  • Personnel management: Assignments and absences are displayed centrally, while interfaces to other software solutions further digitalize accounting.
  • Order processing: The software transfers incoming orders directly to the app via a contact form on the website.
  • HERO Automation (additional function): Appointment scheduling, mail dispatch, customer acquisition and more are simplified with the help of AI.

Advantages of HERO:

  • Operation is very simple thanks to drag-and-drop.
  • Very solid modules such as time recording, invoicing and resource planning.
  • HERO Automation promises to automate recurring tasks and thus save a lot of time.
  • The software can be tested free of charge for 14 days.

Disadvantages of HERO:

  • The software is designed for tradesmen and not specifically for janitors.
  • Users report usability problems on Android devices.

Almost everyone in the trades sector is familiar with HERO’s black and yellow appearance: the software is widely used by roofers, painters, bricklayers, carpenters and other trades. It is therefore particularly suitable for companies with a janitorial component. However, it is not suitable for pure facility management companies because it lacks central functions such as ticketing and documentation.

  • Suitable for small to medium-sized teams
  • License costs: 14-day test phase, then from 59 euros* per month
  • Trusted rating: 4.4 (2,624 reviews)

ToolTime

Source: ToolTime website (screenshot from 16.12.2025)

The Berlin-based company ToolTime has set itself the task of digitizing craft businesses. With success: according to the website, customers save up to 50 percent of office time thanks to the app.

Compared to HERO, ToolTime offers fewer interfaces and a smaller range of functions. This is mainly due to the fact that the makers focus on small and medium-sized companies.

Main functions:

  • Construction site planning: Upcoming work can be scheduled, explained, located and assigned to an employee.
  • Documentation: Once the work is done, everything can be recorded by photo, text or voice memo and acknowledged with a digital signature.
  • Time recording: Working times can be recorded via the app and assigned to a project if required.
  • Digital measurements: Measurements are calculated directly in the app and converted into quotations.
  • ToolTime Pay (additional function): The software automatically assigns incoming payments to the correct invoice.

Advantages of ToolTime:

  • ToolTime is widely used among craftsmen in the DACH region.
  • Field-tested modules, especially for quotations and invoices, workflows and time recording.
  • For some professionals, the new additional function “ToolTime Pay” could bring great added value.

Disadvantages of ToolTime:

  • There are no central features for janitor activities.
  • Users report that an Internet connection is necessary for recording working hours.
  • The software can only be tested free of charge for 7 days.

According to ToolTime, more than 20,000 customers use the software. This makes it one of the most established tools, especially for small and medium-sized tradespeople. For larger projects and pure janitorial services, it lacks key functions. These include the lack of a customer portal and few in-depth features for resource planning.

  • Suitable for small to medium-sized teams
  • License costs: 7-day trial version, then from 79 euros per month*
  • Trusted rating: 4.6 (492 reviews)

PlanD

Source: PlanD website (screenshot from 16.12.2025)

PlanD is an application developed for building cleaners: Cleaning staff use it to record their working hours, site managers keep an eye on all activities in real time and office staff prepare upcoming jobs.

The software solution is the number 1 in the industry and is used by small, medium-sized and large cleaning companies. They report time savings, higher employee satisfaction and better customer satisfaction thanks to PlanD.

Main functions:

  • Order management: Tasks can be created, prioritized and seamlessly tracked centrally.
  • Time recording: clocking in and out is done via the mobile app.
  • Reporting: PlanD creates reports on contribution margins, task status, time tracking and workload to identify bottlenecks or problems.
  • Traceability: Completed tasks can be documented with photos and notes.
  • Customer and property management: Customer data and property information are easily accessible and interlinked.

Advantages of PlanD:

  • One of the most popular applications in the cleaning segment.
  • Shift planning, time recording, payroll accounting and other modules are well thought out.

Disadvantages of PlanD:

  • The app was developed primarily for cleaning companies.
  • Additional costs are incurred for customer support by telephone.
  • There is a demo version, but no free trial period for the full version.

Cleaning companies on their way into the digital age rely on mobile time recording and paperless job planning. PlanD provides them with the necessary tools. However, the app is too limited for companies with a wider range of facility management services. For example, it does not offer any checklists or a ticket system.

  • Suitable for medium-sized teams and large companies
  • License costs: not specified
  • Trustpilot: 3.9 (25 reviews)

This is how we compared

We analyzed a total of seven janitorial apps in detail. They are all established in the DACH region and cover different needs with their modules – depending on team size and industry.

In addition to the widest possible range of features, we paid particular attention to the quality of the mobile app when selecting providers. Equally important were the cooperation with service providers and clients, the implementation effort and the support.

The information comes from a variety of sources, including the manufacturers’ websites. We also gained valuable insights from reviews in the popular app stores, on comparison portals and from our own discussions with customers.

Note: All information on functions and prices is based on publicly available information (as of December 2025) and our own tests. They are subject to change at any time. Please check details directly with the provider before making a purchase decision.

Conclusion: Which app suits whom?

Our comprehensive comparison shows: The market is extremely diverse. There is a suitable digital solution for almost every requirement profile: Wowflow supports modern facility management teams, while net-haus supports traditional, larger janitorial companies with a GEFMA focus. Smaller teams with a limited budget, on the other hand, will find a lean and cost-effective alternative in the Hausmeisterapp, while international teams can rely on iPM Cloud. There are also special solutions for trade businesses in the form of HERO and ToolTime, as well as for cleaning companies (PlanD).

Ultimately, the “best” software is the one that best suits the individual structures, team size and specific requirements. The free trial period should be used to find out.

Wowflow, for example, offers interested parties a 14-day trial access access. This allows you to learn Wowflow as janitor software without obligation.

FAQ

A janitorial app is a mobile or cloud-based software that simplifies the management of maintenance and repair tasks on properties. The functions therefore focus on the practical day-to-day work of janitors and smaller facility teams: order acceptance, photo documentation, digital reporting and seamless exchange between the office and field service. This ensures seamless recording in terms of the duty of care. In comparison, facility management solutions offer even more advanced functions, including energy and cost management.

A janitorial app pays for itself from the very first property if several employees and external service providers carry out regular maintenance work and there are inspection obligations. Target groups include facility service providers, janitors, tradespeople, cleaning companies and companies with distributed properties.

License costs for applications vary greatly and depend on the number of users in the company. With Wowflow, for example, the first user costs 99.90 euros per month, each additional active employee 39.90 euros. To help you decide whether an investment is worthwhile, the solution can be tested free of charge for 14 days.

Some providers offer limited, free versions with basic functions. However, these do not cover the full range of functions required for a productive facility team. However, almost all reputable software manufacturers offer free trial periods. During a limited period of time, you can check whether the app is suitable for your own processes without obligation.
